Improving and updating your home will not only give you a nice environment to live in, you’ll also add value to your property. Many ask which room is going to add the most value and many suggest that the most important room to update is the kitchen. Even Location, Location, Location presenter and property expert Phil Spencer has confirmed this, telling home owners to “Concentrate on the kitchen”.
The kitchen is the “showpiece area” of the home and it is where we spend a lot of our times, which is why it is so important to potential buyers. It is no longer an area just for cooking, it is where we have parties, do homework, watch television, eat dinner and catch up with each other at the end of a working day.
On average, a new kitchen will add 4.6% to the value of a property. Some things to keep in mind when updating your home with a new kitchen installation:
- Work out what kind of budget you have for a kitchen based on the value of your home. You don’t want to overspend and not get your money back and at the same time you don’t want to under spend and risk having a kitchen that brings down the value.
- Make sure that all your appliances are as up to date as possible. The more modern the appliance, the less chance of your kitchen looking outdated in 10 years time.
- Ensure that the kitchen is usable. Having a nice looking kitchen is great, but if it is not user friendly, you won’t enjoy living it. Work with your designer to get something that works around you.
